GENERAL CONDITIONS
The Website offers an online property booking service, which means a 24-hour, simple, direct service with all the advantages of having a wide catalog of updated and available properties from anywhere through an Internet connection.
1. GENERAL INFORMATION
Your Contract
By making a reservation, you confirm that you have the authority to accept and are accepting, on your behalf or on behalf of others, the terms and conditions described herein. You must be at least 18 years old to make a reservation through us. Your contract with Rent a House Majorca S.L. becomes effective once we confirm your booking.
Your contract with us will be governed by Spanish law and will be subject to the jurisdiction of Spanish courts.
Price of the Reserved Property
All prices are in Euros and, in accordance with current regulations, any reservation made through the Website will be subject to Value Added Tax (VAT), which is already included in the price. The Tourist Stay Tax (commonly known as the “Ecotax”) is not included and must be added to the reservation cost.
Prices on our website are updated and override any previous prices. Prices are subject to fluctuations and may increase or decrease throughout the year.
The Owner reserves the right to modify prices at any time, but rental fees will be invoiced based on the rates in effect at the time of booking, unless there is a typographical error.
At the time of booking, the User is charged 30% of the total price as a deposit, and the remaining balance must be paid at least 30 business days before the check-in date.
The User should never interpret a higher/lower cost as an indicator of higher/lower quality, as there is not always a direct relationship between price and quality.
The Owner reserves the right to reject a reservation or request from any User with whom there is an ongoing dispute or who has had payment issues in the past.
Property Description
The Owner disclaims any responsibility for inaccuracies in the information and descriptions on the website that are beyond their control. In some areas, water or electricity supply interruptions may occur, and the Owner cannot be held responsible for such events or any other service deficiencies beyond their control.
Under no circumstances may more people stay in the property than indicated on the website. Exceeding the maximum capacity without prior consent may result in contract cancellation without compensation. The property is strictly for vacation use and may not be used for other purposes such as banquets, parties, filming, etc. Any misuse or exceeding capacity without prior written consent will result in immediate contract termination without refund.
Accessing the Property
Once the reservation is confirmed, the User will receive a voucher with the name of the person who made the reservation, arrival date, number of nights, directions from the airport to the property, key location, and a contact phone number for any issues.
Guests arriving at night are advised to bring a flashlight.
Check-in and Check-out Times
Properties can be occupied from 3:00 PM. On departure day, they must be vacated by 10:00 AM to allow for proper preparation for new arrivals.
Health and Safety
If the User or any accompanying person is pregnant or has a medical condition, they should consult a doctor before traveling abroad.
The Owner takes client safety seriously and advises Users to be cautious and alert. In case of theft or loss of valuables, Users must contact local authorities and file a report to be eligible for insurance compensation. Use of the safe is recommended; most properties have one.
Neither the property nor the Owner is responsible for any theft during the stay.
Child Safety
It is the User’s responsibility to ensure children are supervised at all times, especially near balconies, pools, stairs, etc.
Cleaning Service
Cleaning includes weekly bed linen change and towel change twice a week.
Beach/pool towels are not provided unless explicitly stated. Users must not use the provided towels for the beach or pool.
Pools, Gardens, and General Maintenance
Property maintenance is the responsibility of the owner or authorized personnel. Gardens require regular upkeep and cannot be maintained only on changeover days.
Health and Safety
If the User or any accompanying person is pregnant or suffers from any illness, they should consult their doctor before traveling abroad.
The Owner takes the safety of their clients very seriously. Therefore, Users are advised to be especially cautious and alert. In the event of losing any valuable item during their stay due to theft or similar, the User must immediately contact the local authorities and file a report. Otherwise, it will be difficult to receive any compensation from their travel insurance. It is also recommended to use the safe. Almost all properties are equipped with one.
Neither the property nor the Owner is responsible for any theft or robbery that may occur during the stay.
Child Safety
It is the User’s responsibility to ensure that children are never left unsupervised, especially near balconies, swimming pools, stairs, etc.
Cleaning Service
The cleaning service includes a weekly change and preparation of bed linen, and a towel change twice a week.
Users should note that beach/pool towels are not provided unless explicitly stated otherwise.
Users must not use the provided towels for the beach or near the pool.
Pools, Gardens, and General Maintenance
Property maintenance is the responsibility of the owner or authorized personnel. Gardens must be maintained regularly and cannot be serviced only on changeover days.
Pool maintenance usually takes place twice a week. However, the staff responsible for pool and garden maintenance do not have fixed schedules, so it is not possible to notify the User in advance of the exact time of their visit.
Therefore, the cooperation of the User is requested when the Owner’s staff visits, as the properties must be well maintained to ensure the highest level of comfort and satisfaction.
Kitchens
Kitchens include an oven, fridge/freezer, basic cooking utensils, cutlery, and crockery. In some properties, the washing machine is also located in the kitchen area. Other properties may offer additional appliances such as a dishwasher. For more details, the User should contact the Owner. Users should note that cleaning products are generally not provided.
Safes
Almost all properties are equipped with a safe.
If the User wishes to confirm whether a specific property includes this feature before booking, they should contact the Owner.
Air Conditioning Units
The Owner disclaims any responsibility for mechanical failures affecting the air conditioning units in the reserved property.
In the event of such a failure, the Owner will make every effort to repair the equipment promptly. However, the User should be aware that such incidents are beyond the Owner’s control.
While the issue is being resolved, fans will be provided to the User.
Parasols and Sun Loungers
Most properties have a covered terrace, but not all of them. Likewise, not all properties have parasols, and some may not have enough sun loungers for the maximum capacity of the property. Due to everyday wear and tear over time, the type of parasols and sun loungers shown in the website photos may differ from those the guest actually finds at the property. No responsibility is accepted for such possible changes.
Car Rental
The User should be aware that a car is essential to access most of the Owner’s properties. Generally, vehicles can be picked up by the User at the airport upon arrival and returned on the day of departure. The User should check the distance to the beach or the nearest town, as well as the type of road, to determine whether a car is needed. If more information is required, please contact the Owner.

Disabled Users
The Owner is not specialized in offering holiday stays for disabled travelers. Many properties are not equipped to provide minimum services for disabled guests and may not be suitable for wheelchair users. It is important to contact the Owner before booking to receive advice on the most suitable property for your needs.
Cots and High Chairs
If the User needs a cot or a high chair, it must be requested at the time of booking so that the Owner can provide the equipment upon arrival. There is no charge for the first cot and high chair. A second cot costs €30.00 per week, and a second high chair costs €20.00 each per week. Cots are supplied locally and may differ in features from those used at home.
Insects / Animals
Mosquitoes, ants, and other insects are endemic to warm climates, especially in rural and countryside areas. Insect repellents are effective, but maintaining good cleanliness in the house—especially in the kitchen, where the trash should be emptied regularly—also helps. Mosquitoes can be kept at bay with good repellents, available at pharmacies and supermarkets.
Many properties are surrounded by gardens, so mice and other field rodents may be present. Likewise, farm animals may be nearby. Sometimes dogs and cats roam freely. Unfortunately, these situations are unavoidable. Users are kindly asked for patience should they occur.
Construction Work
Construction and noise are inevitable as demand for new accommodations or renovations increases. Therefore, construction work may be carried out by private individuals or public entities beyond the Owner’s control. In such cases, the User is kindly asked for patience and understanding.
Satellite TV
If the property description indicates that there is satellite TV, the User can expect to receive at least one free English or German channel. Pay-TV channels are not available unless otherwise stated in the property description.
Telephones
Unless otherwise indicated, there are no telephones in the properties. It is recommended that the User brings a mobile phone, which can be used in case of emergency.
Decoration
Holiday properties belong to private individuals and have been decorated according to each owner's personal taste. Therefore, quality levels and styles will inevitably vary from one property to another. The Owner does their best to provide a concise description of each property and to include both interior and exterior photographs. The User should also note that, due to the type of furniture used, some properties may not have enough space in the living-dining room or kitchen to accommodate all guests at once.
Photographs
Most of the property photos have been taken with a 16 mm lens, with the sole purpose of showing as much of each room as possible in a single image. If the User wishes to know more about room sizes, they should contact the Owner.
Internet / Wi-Fi Connection
The User should note that Internet / Wi-Fi is only available in properties where it is specifically mentioned in the description.
Many properties are located in the countryside, on rural land, and the connection may be relatively slow, possibly unsuitable for heavy data usage such as downloading movies, streaming TV, etc. Likewise, resolving technical issues may take time, especially if the Internet connection is via satellite.
Finally, it should be noted that the Wi-Fi signal may not cover the entire property, with some rooms having a strong signal and others possibly having none at all.
Passports
It is the User’s responsibility to ensure the validity of their passport and credit cards (if applicable), as well as any other documents required for travel.
Conduct
The Owner reserves the discretionary right to terminate the User’s holiday stay and any other contracted services if the behavior of any of the occupants is inappropriate, especially towards any of our staff, third parties, or the property itself. In such cases, the stay will be immediately canceled without any compensation (including expenses incurred in finding alternative accommodation). The Owner also reserves the right to reject reservations that may cause inconvenience or harm to the property owner.
2. USER OBLIGATIONS
Any User making a purchase through this Website declares to be of legal age and, where applicable, fully capable of using payment methods with sufficient funds to cover all costs resulting from the purchase. The User also declares full and unconditional acceptance of all terms in this Legal Notice.
The User may submit one or more purchase requests for products or services offered through the Website.
By placing an order, the User accepts the specifications and characteristics of the offered product. The Owner notes that the products shown in the photographs on this Website may differ slightly from the final product in terms of size, color, components, etc., due to manufacturer availability. The purpose of the photographs is to guide the User or suggest presentation ideas, and they are not contractual images. The Owner guarantees that such differences will not affect the quality of the products.
3. BOOKING CONDITIONS
Once the booking is confirmed, the User will receive a voucher including the name of the person who made the booking, arrival date, number of nights, property description, and directions from the airport to the reserved property. The voucher also includes instructions on where to find the keys and a phone number available for any issues.
4. PAYMENT METHODS AND SECURITY
For the User’s convenience, we offer several payment options:
1) Credit Card
This payment method is immediate, fully secure, and verified by the secure servers of our Stripe payment gateway. Credit card details will never be disclosed.
Accepted cards: Visa, Maestro, and MasterCard.
Only secure credit cards will be accepted to prevent any risk or fraud. Secure cards require security codes, which must be entered on the bank’s payment gateway at the end of the transaction. If the User does not have a secure card, their bank will provide the necessary information.
2) Bank Transfer
Users who prefer this method will receive all necessary details to complete the transfer.
5. RIGHT OF WITHDRAWAL
According to Law 3/2014 of March 27, which amends the consolidated text of the General Law for the Defense of Consumers and Users and other complementary laws, approved by Royal Legislative Decree 1/2007 of November 16, Article 103, the right of withdrawal does not apply to contracts related to:
l) The provision of accommodation services for purposes other than housing, transport of goods, car rental, food, or leisure services, if the contracts specify a specific date or period of execution.
Therefore, the right of withdrawal does not apply.
6. CHANGES AND CANCELLATIONS
If the User wishes to modify any booking details after confirmation, such as the departure date or the reserved property, any changes will depend on availability, although every effort will be made to accommodate them.
All modification requests must be submitted in writing. If the User wishes to change the property, this will be considered a cancellation, and cancellation fees will apply as outlined below.
Holiday Cancellation
The User may cancel their booking at any time by sending written notice to the Owner. However, cancellation will incur a compensation fee due to the costs incurred by the Owner from the moment the booking is made.
Cancellation fees:
- More than 30 days before arrival: 30% of the property cost.
- 30 days or less before arrival: 100% of the property cost.
Cancellation by the Owner
The Owner reserves the right to cancel the booking at any time. In the unlikely event that the Owner must cancel the User’s booking due to any reason or circumstances beyond their control (e.g., property restoration, service failure, nearby construction), every effort will be made to offer a similar or superior alternative, depending on availability. If the alternative is cheaper, the difference will be refunded. If it is more expensive, no extra charge will apply. If the alternatives are not satisfactory, the full booking amount will be refunded. Flight tickets, car rentals, and any other bookings not made through the Owner are not eligible for reimbursement.
Force Majeure
The Owner will not provide compensation if the cancellation is due to acts of war, terrorism, uprisings, industrial disputes, terrorist activities, natural or nuclear disasters, fires, adverse weather conditions, or any other unforeseen circumstance considered Force Majeure, or any other cause that, even if foreseeable, is especially harmful.
7. AVAILABILITY
The Owner undertakes not to offer Users any item/property that is not available, except in the case of a computer error or any other unforeseeable situation. In the event of such an unfortunate incident, the Owner commits to informing the User and reaching a satisfactory agreement.
On the Website, when accessing the information for each property, the User can check a calendar showing the available days for booking, which are marked in green.
8. CUSTOMER SERVICE AND COMPLAINTS
If the User has a complaint or any other issue during their stay, they can contact the Owner at the following phone numbers: (0034) 971 536 698, from 09:00 to 13:00 and from 15:30 to 19:00 (Monday to Saturday, excluding holidays and Sundays). In case of extreme emergency outside these hours, they may call (0034) 620 165 427 (mobile phone).
Only complaints made during the stay will be accepted. In the event of technical problems (such as lack of water), the Owner will send technicians or authorized personnel to resolve the issue. Please note that having a 24-hour assistance phone service does not mean that maintenance service is available 24 hours a day. Non-emergency issues will be resolved as quickly as possible, but may not be addressed immediately (especially during late-night hours).
